漏水案例:台北市德行東路某戶住宅1樓漏水與修繕診斷。 主要問題來源:樓上漏水(天花板漏水)以及自家空調設備漏水。主要漏水來源:窗戶漏水、空調冷凝水。

  1. 勘察1樓,屋內客廳、廚房、走道、和室、客房、主臥室、女孩房、男孩房、浴室天花板有明顯滲水過之水漬痕跡、天花板漏水造成扭曲成波浪狀。係因2樓滲漏水及1樓空調設備滲漏水所造成。
  2. 勘驗,現場將給水管之開關開啟後觀察7天後,水表並無顯著之度數增加,研判應與2樓之管線無關聯。
  • 原因一:2樓客廳窗框背面之水泥砂漿或填充材填充不確實,而造成窗框背後的空洞,因此當下雨時雨水沿窗框縫隙滲入至2樓室內後而造成室內2樓窗戶四周牆壁及地面積水現象,水分再從2樓地板裂縫處滲入1樓,造成1樓木作天花板扭曲變形。
  • 原因二:由2樓廚房窗框滲漏之雨水慢流至2樓石材地坪內,沿樓地板於澆置後養護期不足或地震、荷重等原因所造成的裂縫滲漏至1樓,及加上 原設計及施工時並未針對樑柱與樓板間施工縫加以施作防水處理,致使下雨時水份滲入2樓地坪及1樓壁體內積存造成滲漏水現象。導致雨水滲漏至1樓造成木作天 花板扭曲變形。
  • 原因三:2樓和室、客房、主臥窗框背面之水泥砂漿或填充材填充不確實,而造成窗框背後的空洞,因此當下雨時雨水沿窗框縫 隙滲入並沿水泥砂漿與混凝土面的縫隙滲入後,再流入窗框背面而造成室內2樓窗戶四周牆壁及地面滲水現象,水分再從裂縫處滲入造成1樓天花板扭曲變形。和室 天花板滲漏水而流延至壁面造成水漬及變色等現象。
  • 原因四:男孩、女孩房天花板內的空調設備及管線之凝結水造成天花板扭曲成波浪狀等現象。由天花板滲漏至壁面造成水漬及變色等現象。
